The northwest corner of the sprawling 126-acre East Fraser Lands, more commonly known as the River District, in Southeast Vancouver is under consideration for new residential uses.

A rezoning application submitted by Gracorp Capital Advisors seeks to turn the site at 3104-3130 Southeast Marine Drive and 8420 Kerr Street — the southeast corner of the intersection of Southeast Marine Drive and Kerr Street — into a new 82-ft-tall, seven-storey residential building.

The site is currently occupied by a low-storey commercial building and unoccupied single-family homes.

According to the application, the building — designed by dys Architecture — will contain 83 market residential units, with a unit mix of two studios, 28 one-bedroom units, 17 one-bedroom units with a den, and 36 two-bedroom units, including four townhouse units.

Three underground levels will accommodate 97 vehicle parking stalls and 116 bicycle parking spaces.

As part of the rezoning, there will be an extension of Pierview Crescent to Kerr Street, and a dedication of the southern portion of the site for future affordable housing.

The proposal is scheduled for a public hearing with city council later this month.
